My Expert Niche: The Duplexes of Tennyson
I opened my new Denver Nook office on Tennyson Street because of my deep love for the neighborhood. From the businesses on the block to my annual Pet Parade, there are many reasons why this is my favorite place to be in Denver.
One very unique aspect of the neighborhood around Tennyson is the character of the housing supply on either side, specifically the number of duplexes that dot the streets. These duplexes have a unique recent history, and as a complete real estate nerd, I’ve got a unique perspective on that history in a way that benefits my clients.
Here’s the story:
The Birth of the Berkeley Neighborhood
The Berkeley neighborhood sprang up in the late 1800’s, and just after the turn of the century it was annexed into North Denver. Houses were built, spots filled up, and businesses streamed into the commercial district on Tennyson Street.
Fast forward to the early 2000’. With full lots and nowhere much left to build, neighborhood growth slows, and it’s tougher to afford a home in the area. A comprehensive zoning code update is planned for the city of Denver.
Rezoning to Create More Homes
In 2010, Denver adopts a new zoning code that makes it possible to tear down one house and build two on lots over 6250 square feet on either side of Tennyson Street from Vrain Street on the west side to Raleigh Street on the east side, and ranging from 38th Ave. to 46th Ave.
As a result, developers buy a lot of houses, tear them down, and build two in their place. This increases housing density, but not necessarily affordability with so many new, high-quality houses coming on the market.
Buying and Selling with a Duplex Expert
Take it from someone who has been inside nearly all of these duplexes—they aren’t all the same high quality.
Now, almost 15 years after the zoning changes, they have varying degrees of work they need. There are different floor plans, some that make more sense in today’s real estate climate. And some have been lived in a bit more (and a bit harder) than others.
