Denver Real Estate: 2025 Preparation Guide

Being prepared for a real estate purchase can make things way less stressful and much more fun, but how do you prepare?

Getting ready can be easier than you think—all you have to do is spend a bit of intentional time to give yourself the best chance of finding the home for you. (It also helps if you have a fabulous realtor to help you along 😉.)

What follows is the tried and true process I recommend to everyone I work with. If you want to walk through it with me just call/text/email, I’d love to help!

Meet with a realtor early

If you’re thinking about buying, it’s a great idea to talk to a realtor who isn’t looking to pressure you, but to understand you. If you do this step, I promise all the others will be easier to follow!

Set your expectations

This includes your budget, and also how that budget fits into the current market. It includes knowing the type of home you want, and what aspects of it are nice to have vs. need to have. And it involves looking ahead just a bit to envision the big picture of your next 5–10 years. I offer a super-easy worksheet for people I work with to help figure this part out.

Explore a few neighborhoods

Once you have your big picture expectations it helps to drive or walk around a few neighborhoods to see your vision in real life. You can even set alerts for new listings in places you like to help get a sense of the market.

Meet with a lender to solidify your budget

I know lots of great lenders who can help walk you through what can be a stressful part of homebuying. Also, there are many types of loans and loan strategies, so it’s extra helpful to enlist a pro in that process.

Observe the market and visit homes to fine tune

Once you have a plan in place, you’re in great position. This is when you watch your alerts and visit open houses to adjust your expectations and plan, or to jump when the right circumstances present themselves.

Denver sales were up in 2024 despite a tough seller’s market, and I expect that 2025 will be a very active market as well. If I can help you get prepared to beat the crowds, let me know—this is your year!
